About Long Beach

Long Beach is a small city occupying most of a barrier island off the South Shore, and almost everything about it follows from that geography. It is two miles of Atlantic beach and a two-and-a-quarter-mile boardwalk on one side, Reynolds Channel and the bay on the other, and about half a mile of city in between: dense by Nassau standards, laid out on a grid, and genuinely urban in a way no other town on this site is. There are pre-war apartment buildings and beach bungalows on the same block. Sandy put the whole island under water in 2012 and the rebuilding that followed rewrote the boardwalk, the dunes and a good deal of the housing stock, which is why elevation is the first thing anyone here discusses about a house.

Long Beach is the terminus of its own branch, so every train is a one-seat ride and every seat is available at the start: Penn Station in about fifty minutes, Grand Central in a similar time. The station sits in the middle of the city, and the walk-to-train, walk-to-beach combination is the specific thing this address sells.

Two bridges connect the island to the mainland, and both are the constraint rather than the parkways beyond them. Midtown is around an hour off-peak. Summer weekends reverse the usual pattern: the traffic problem is people arriving, not residents leaving.
