- Recorded sales, not listings. A deed reaches the public roll weeks to months after the parties agree: this file ended June 30, 2026 and was read on August 17, 2026. It is not a reading of the market this week.
- A co-operative transfer conveys shares in a corporation, not real property, so it is not a deed and reaches this file only through the transfer-tax filing. DOF’s coverage of co-ops is correspondingly inconsistent: the consideration is not always stated, and the square footage never is. No co-op transfer in these ZIPs carried a usable price in this window, so no co-op figure is published here at all.
- Price per square foot is computed only over the 24 of 24 sales that reported gross square footage.
- Conveyances at or under $10,000 are excluded as non-market: deeds into a trust or between relatives, corrections, and $0 transfers. 20 rows were dropped on that basis.
- Deeds conveying more than one home are excluded — a bulk or sponsor sale is one transaction, not one home’s price. None were found in this window.
- No active-listing count and no days on market. Both describe live inventory, which exists only in an MLS; neither can be derived from recorded sales, so both render as an em dash rather than as a figure we inferred.
- Drawn from ZIP 10301, 10304, then narrowed to the sales DOF itself labels TODT HILL. A ZIP is a mail route, not a neighbourhood. A further 675 recorded sales in those ZIPs carry another label — 127 in NEW BRIGHTON, 71 in STAPLETON, 57 in GRYMES HILL, 52 in WEST NEW BRIGHTON — and are not counted here.
- Only the ownership forms above are counted. 2 other recorded sales in this area are out of scope — chiefly 2 tax class 1 vacant land.

About Todt Hill
Todt Hill is the high ground in the middle of Staten Island, around four hundred feet, the highest natural elevation in New York City, and it is geologically unlike anywhere else in the five boroughs. The bedrock is serpentinite, greenish where it breaks the surface, and the thin soil over it is why the woods here are the woods they are. The houses sit on acre-scale lots along roads originally cut for carriages, screened from one another by oak and tulip poplar, with the Staten Island Greenbelt against the neighborhood on two sides. It is a market of houses and nothing else, and a small one: it trades in dozens of sales a year rather than hundreds, which is the first thing a buyer or a seller here has to plan around.
