The heat does not stop when you leave. The air conditioning cycles, the humidity climbs, and a slow leak has months to find its way. Hurricane season runs from June 1 to November 30, and it falls across the months most owners are somewhere else.
Residence Watch is our standing program for owners who are elsewhere. A fixed cadence, a written record, and a person who knows the house when the forecast changes.

Before the storm, and after it
Every cadence includes the visit after a storm. Preparing the house ahead of one is part of the Weekly cadence.

Before a storm
When weather is forecast we close the shutters that close by hand, bring in the furniture and anything loose outside, and clear the drains and the grounds. If your own shutter company puts up panels, we let them in and stay while they work. Vendors bill you directly.

Within 48 hours once it is safe to travel, we visit, check for water, power and damage, reset what needs resetting, and send you photographs.

A photo record for your insurer
At setup, a dated, room-by-room photo record of the house and its contents, kept in your portal.
Everything a house needs while you are away
Each visit follows the same protocol, in the same order, whoever is at the door. Consistency is what makes a record worth keeping.
Afterward, a report is published to your owner portal: photographs, checklist results, open items, and a written summary of the visit. Nothing is said by telephone that is not also written down.
Every visit
A walk through every room
We walk the house inside and out, run the taps, flush each toilet, look under the sinks and around the water heater, and make sure every door and window is locked.
Heat, cooling and damp
We read the thermostat and the humidity, and look for the first signs of damp: a stain, a smell, a floorboard that has lifted.
Alarm and cameras
We set and unset your alarm, check that it is armed and your cameras are online, and tell your alarm company about anything that needs their attention. Repairs and new equipment stay with your licensed alarm company.
A report the same day
Photographs, what we checked, and anything that needs your decision, in your owner portal.
Mail and deliveries
We bring in the mail and packages on every visit so nothing gathers at the door, and send on what matters.
A record of every key and every entry
Who holds your keys, and every time someone goes in: us, a vendor, a guest. The log is kept in your owner portal.
When something happens
The call at two in the morning
When your alarm company cannot reach you, they call us. We follow the plan you agreed: we go when the plan you agreed says to, let in the police or fire department if they are called, and tell you what we found.

Within 48 hours once it is safe to travel, we visit, check for water, power and damage, reset what needs resetting, and send you photographs.

Ahead of weather we secure the shutters, drains and grounds.
Leak and humidity sensors
At setup we place small wireless sensors under sinks, by the water heater and in the basement. They are billed at cost, and we watch their alerts during business hours and act on them between visits.

Small things stay small
Most trouble in an empty house starts quietly: a slow drip, a tripped breaker, a door that did not latch. Found on a visit, it is an easy fix.
Someone nearby who knows the house
When the alarm company calls, or a delivery comes a day early, there is a person close by with the key and your instructions.
A written record of your house
If your insurer, your building or your accountant asks how the house is looked after while you are away, the dated reports in your portal answer it.

Setup
A one-time setup of $495 covers the first walk-through and a baseline condition record of the residence. On annual terms, eleven months are billed for twelve and the setup fee is waived.
Size
Residence Watch is priced for residences up to 5,000 square feet. Larger residences are quoted.
Who attends
Every visit is made by Park & Palm staff, and we are insured.
Not included
Residence Watch does not include capital works, art handling beyond condition checks, or anything that requires a licensed trade. When a residence needs one of those, we will tell you.
