About Bedford

Bedford is the part of Westchester that never agreed to become a suburb. The Town of Bedford covers roughly forty square miles of hills, reservoir watershed and horse country, and the three hamlets inside it, Bedford Village, Bedford Hills and Katonah, are each distinct enough to trade separately. Bedford Village is the oldest and quietest of the three: a triangular green, a 1787 courthouse, and dry stone walls running along roads that were laid out for carriages. Four-acre zoning across much of the town has held the density down for a century, and the reservoir land the City of New York owns for its water supply cannot be built on at all. The result is a landscape that reads as rural at a forty-mile radius from Midtown.

Finding a residence in Bedford

We search Bedford on your behalf

We are not publishing our own listings here at present, and we would rather say so than fill the page. What we do instead is the more useful half: we search across public listings, professional member systems, broker relationships, and direct outreach. Non-public opportunities are subject to seller authorization and availability.

Tell us what you are looking for in Bedford and you will hear from us within 24 hours.

The next step

Thinking seriously about Bedford?

Tell us what the residence has to make possible, and we will tell you honestly whether it exists here at the price you have in mind — and what it would take if it does not.

Challenging Your Assessment

The window to challenge your assessment is short, and it is the same every year

The window to challenge your assessment opens in June
In Westchester the tentative roll is published on June 1 and the filing period runs to Grievance Day, the third Tuesday in June, which is Tuesday, June 15, 2027. The grievance is filed with the Town of Bedford Assessor, and the date does not move. Filing costs nothing, and the case is made with what comparable houses actually sold for.

Filing dates are set by statute and computed from the rule rather than quoted from a past year. Confirm the current date with the assessor before you rely on it.

This figure does not represent the share of homes or parcels at risk in Bedford — only the share of FEMA-mapped area within a 2-mile radius of the town's page coordinates, not a property count or a town-wide figure; the flood zone of any single address, which must be confirmed against its own FIRM panel before pricing insurance.

Bedford Central is geographically large and takes in Mount Kisco, Katonah and Bedford Hills alongside Bedford Village, so its district-wide figures describe a considerably broader population than the hamlet — including a four-year graduation rate lower than its immediate neighbours’.

Per-pupil expenditure is not published in a form we can verify, so we do not show a figure for it.

Housing Profile

Bedford, as the Census Bureau measures it

2019–2023 American Community Survey 5-year estimates. An estimate of this kind is an average across its whole period rather than a reading for today, and each figure is set beside Westchester County for scale.

The Bureau publishes no median rooms above 9.0 and no median household income above $250,000. Bedford is at those ceilings, so the figures above are where the survey stops rather than where the market does.

The Bureau published no median gross rent for Bedford. It withholds an estimate drawn from too small a sample, and a blank line is the honest way to carry that.

These figures describe the housing, not the people who live in it, and we publish them as the Bureau measured them without interpreting them. Its own profile for Bedford CDP, New York carries considerably more.

The Commute

Getting to Bedford

Metro-North
Bedford is on Metro-North’s Harlem Line, not the LIRR, and Bedford Village has no station of its own: the stops are at Bedford Hills and Katonah, a few minutes’ drive north. Grand Central runs roughly seventy minutes. Almost everyone drives to the platform, so parking permits are part of the calculation here in a way they are not further south.
By Car
I-684 runs up the eastern edge of the town with the Saw Mill and the Taconic to the west; Midtown is about an hour and a quarter off-peak. Greenwich and the Merritt Parkway are twenty minutes east, which matters for the households commuting to Connecticut rather than the city.
