About Chappaqua

Chappaqua is a hamlet of the Town of New Castle, set in the hills of northern Westchester where the land stops being suburban and starts being country. There is no incorporated village here and no grid: the roads follow the contours, the lots are measured in acres rather than feet, and mature hardwood closes over most of them. The center is small on purpose: a railway station, a handful of shopfronts, and the Saw Mill River running behind them. What draws buyers is a particular combination that is harder to assemble than it looks: a school district among the strongest in the state, a one-seat ride to Grand Central, and enough tree cover that neighbors are a fact rather than a presence.

Challenging Your Assessment

The window to challenge your assessment is short, and it is the same every year

The window to challenge your assessment opens in June
In Westchester the tentative roll is published on June 1 and the filing period runs to Grievance Day, the third Tuesday in June, which is Tuesday, June 15, 2027. The grievance is filed with the Town of New Castle Assessor, in Chappaqua, and the date does not move. Filing costs nothing, and the case is made with what comparable houses actually sold for.

Filing dates are set by statute and computed from the rule rather than quoted from a past year. Confirm the current date with the assessor before you rely on it.

The Commute

Getting to Chappaqua

Metro-North
Chappaqua is on Metro-North’s Harlem Line, not the LIRR. Grand Central runs a little under an hour on an express and around seventy minutes on a local, with the station in the middle of the hamlet rather than out on a highway, the shortest walk to a train of anywhere in northern Westchester at this price.
By Car
The Saw Mill River Parkway is the spine, with the Taconic a few minutes east; Midtown is about an hour off-peak and appreciably longer at rush hour. Most households here treat the train as the commute and the car as the errand.
