About Cold Spring Harbor
Cold Spring Harbor is a hamlet built along the steepest, narrowest harbor on the North Shore: a glacial cut so tight that the wooded hillsides fall straight to the water on both sides and the far shore is a few hundred yards off. It made its money on whaling in the 1830s and 40s, and the village that money built is still there along Main Street: white clapboard, the whaling museum, St John’s. What sustains it now is quieter and more valuable: the Cold Spring Harbor Laboratory on the west shore, the fish hatchery, the state park on the hills above, and a school district that is among the strongest in Suffolk County and is the reason many buyers arrive at all. The hamlet sits in the Town of Huntington, but the district crosses the county line into Nassau, and the two do not describe the same ground.

We pull the actual bill for any specific parcel before you go to contract.

- Grievance Day falls in May
- In Suffolk the filing period runs from May 1 to the third Tuesday in May, which is Tuesday, May 18, 2027. The grievance is filed with the assessor in your own town rather than with the county, and the date does not move. Filing costs nothing, and the case is made with what comparable houses actually sold for.
Filing dates are set by statute and computed from the rule rather than quoted from a past year. Confirm the current date with the assessor before you rely on it.

This figure does not represent the share of homes or parcels at risk in Cold Spring Harbor — only the share of FEMA-mapped area within a 2-mile radius of the town's page coordinates, not a property count or a town-wide figure; the flood zone of any single address, which must be confirmed against its own FIRM panel before pricing insurance; 6.6% open water within that radius — it counts toward the total this percentage is measured against and lowers it mechanically, not because the shoreline itself is lower risk.

The Cold Spring Harbor district crosses the Suffolk–Nassau line and does not follow the hamlet or the ZIP: it takes in Laurel Hollow and part of Lloyd Harbor — one of its four schools is Lloyd Harbor School — while some Cold Spring Harbor mailing addresses are zoned to Huntington instead. Verify the parcel against the district rather than the address.
Per-pupil expenditure is not published in a form we can verify, so we do not show a figure for it.

The Bureau publishes no median rooms above 9.0 and no median household income above $250,000. Cold Spring Harbor is at those ceilings, so the figures above are where the survey stops rather than where the market does.
The Bureau published no median gross rent for Cold Spring Harbor. It withholds an estimate drawn from too small a sample, and a blank line is the honest way to carry that.
These figures describe the housing, not the people who live in it, and we publish them as the Bureau measured them without interpreting them. Its own profile for Cold Spring Harbor CDP, New York carries considerably more.

Getting to Cold Spring Harbor
- LIRR
- Cold Spring Harbor has its own station on the Port Jefferson Branch, though the station sits well south of the village in Woodbury. Penn Station runs a little over an hour; Huntington, one stop east, is the electrified terminus and carries more frequent service, so many commuters drive there instead.
- By Car
- Route 25A along the harbor to the Expressway, or the Northern State: roughly 40 to 55 minutes to Midtown off-peak and materially longer at weekday rush.
