About Larchmont

Larchmont is a village of about six thousand on the Westchester shore of Long Island Sound, and its center of gravity is the Manor: a summer colony laid out in the 1870s and 1880s on the peninsula south of the tracks, and still one of the most intact Victorian streetscapes in the New York suburbs. Turrets, wraparound porches, fish-scale shingle and deep front gardens run down toward the water, and the rocky shoreline path at the end of them is the reason the neighborhood exists at all. North of the railway the housing is younger and more mixed. The whole village sits inside the Town of Mamaroneck and shares its school district, which is a distinction that matters more here than the map suggests.

Property Taxes

A Larchmont home assessed at $1,000,000 carries

$18,626

a year, an effective rate of 1.86% of market value

School
$12,636
County
$3,200
Town
$2,790

Rates are levied per $1,000 of full market value and shown here against the Mamaroneck school district. This figure does not include special districts (fire, water, library, sanitation, ambulance); STAR, veterans, senior and other exemptions; the Incorporated Village of Larchmont levies its own tax on top of this, and every address in Larchmont is inside it — so this figure understates every parcel in the village, not merely some. We pull the actual bill for any specific parcel before you go to contract.

Challenging Your Assessment

The window to challenge your assessment is short, and it is the same every year

Larchmont has a second, separate grievance in February
The Village of Larchmont is its own assessing unit, so a house here sits on two assessment rolls. The Town of Mamaroneck sets the value behind your school, town and county taxes and is grieved in June. The Village sets the value behind your village taxes and is grieved separately, in February, on a filing of its own. Most owners here know about one of the two. The village publishes its date each year rather than keeping a standing one, so confirm it with the Village Assessor before you rely on it.
The window to challenge your assessment opens in June
In Westchester the tentative roll is published on June 1 and the filing period runs to Grievance Day, the third Tuesday in June, which is Tuesday, June 15, 2027. The grievance is filed with the Town of Mamaroneck Assessor, and the date does not move. Filing costs nothing, and the case is made with what comparable houses actually sold for.

Filing dates are set by statute and computed from the rule rather than quoted from a past year. Confirm the current date with the assessor before you rely on it.

This figure does not represent the share of homes or parcels at risk in Larchmont — only the share of FEMA-mapped area within a 2-mile radius of the town's page coordinates, not a property count or a town-wide figure; the flood zone of any single address, which must be confirmed against its own FIRM panel before pricing insurance; 7.2% open water within that radius — it counts toward the total this percentage is measured against and lowers it mechanically, not because the shoreline itself is lower risk.

Larchmont has no district of its own — the village is served by the Mamaroneck district, which it shares with the Village and Town of Mamaroneck, so these figures describe a catchment considerably larger than Larchmont itself.

Per-pupil expenditure is not published in a form we can verify, so we do not show a figure for it.

Housing Profile

Larchmont, as the Census Bureau measures it

2019–2023 American Community Survey 5-year estimates. An estimate of this kind is an average across its whole period rather than a reading for today, and each figure is set beside Westchester County for scale.

The Bureau publishes no median year built earlier than 1939, and reports anything past that as the floor itself. Larchmont is at it, so the figure above is where the survey stops rather than where the houses do.

These figures describe the housing, not the people who live in it, and we publish them as the Bureau measured them without interpreting them. Its own profile for Larchmont village, New York carries considerably more.

The Commute

Getting to Larchmont

Metro-North
Larchmont is on Metro-North’s New Haven Line, not the LIRR. Grand Central runs about 35 minutes on an express and 45 on a local, and the station sits at the top of the Manor, close enough that a good deal of the village walks to it, which is a large part of what the Manor premium buys.
By Car
I-95 and the Hutchinson River Parkway are both minutes away; Midtown is roughly 40 minutes off-peak and materially longer at rush hour.
