Rye

Real Estate. Where Westchester Meets the Sound

About Rye

Rye is a small city on Long Island Sound that has been a place in its own right since 1660, and it still behaves like one: its own mayor, its own police, its own school district, and a Main Street that predates almost everything around it. What separates it physically from the North Shore towns across the water is the ground itself: this is Westchester, so the shoreline is exposed bedrock and tidal marsh rather than sand and bulkhead, and the land has shape to it. Milton Harbor and the Blind Brook marshes wrap the southern edge, the old summer estates sit on the points, and the New Haven Line puts Grand Central inside forty minutes. It is the rare address where a genuinely coastal setting and a genuinely fast commute are not a trade-off.

Finding a residence in Rye

We search Rye on your behalf

We are not publishing our own listings here at present, and we would rather say so than fill the page. What we do instead is the more useful half: we search across public listings, professional member systems, broker relationships, and direct outreach. Non-public opportunities are subject to seller authorization and availability.

Tell us what you are looking for in Rye and you will hear from us within 24 hours.

The next step

Thinking seriously about Rye?

Tell us what the residence has to make possible, and we will tell you honestly whether it exists here at the price you have in mind — and what it would take if it does not.

Challenging Your Assessment

The window to challenge your assessment is short, and it is the same every year

The window to challenge your assessment opens in June
In Westchester the tentative roll is published on June 1 and the filing period runs to Grievance Day, the third Tuesday in June, which is Tuesday, June 15, 2027. The grievance is filed with the City of Rye Assessor, and the date does not move. Filing costs nothing, and the case is made with what comparable houses actually sold for.

Filing dates are set by statute and computed from the rule rather than quoted from a past year. Confirm the current date with the assessor before you rely on it.

This figure does not represent the share of homes or parcels at risk in Rye — only the share of FEMA-mapped area within a 2-mile radius of the town's page coordinates, not a property count or a town-wide figure; the flood zone of any single address, which must be confirmed against its own FIRM panel before pricing insurance; 7.1% open water within that radius — it counts toward the total this percentage is measured against and lowers it mechanically, not because the shoreline itself is lower risk.

Rye City School District serves the City of Rye and is not the only district with "Rye" in its name — Rye Neck, Blind Brook-Rye and Port Chester-Rye serve neighbouring places, and a Rye mailing address does not by itself decide which one a parcel is in. Confirm the district before pricing on it.

Per-pupil expenditure is not published in a form we can verify, so we do not show a figure for it.

Housing Profile

Rye, as the Census Bureau measures it

2019–2023 American Community Survey 5-year estimates. An estimate of this kind is an average across its whole period rather than a reading for today, and each figure is set beside Westchester County for scale.

The Commute

Getting to Rye

Metro-North
Rye is on Metro-North’s New Haven Line, not the LIRR. Express trains reach Grand Central in about 38 minutes and locals in around 50, with the station in the middle of the city rather than out on its edge, one of the reasons the walkable blocks around it hold their premium.
By Car
I-95 and the Hutchinson River Parkway both run through the city; Midtown is roughly 45 minutes off-peak and considerably more at rush hour. The Parkway is usually the better of the two into Manhattan.
