About Westhampton Beach
Westhampton Beach is the westernmost of the Hamptons villages and the one that most rewards arriving early. Main Street is a working village street rather than a seasonal stage set, with a theater, a bookshop, and restaurants that stay open past Labor Day, and behind it the land runs south across Moriches Bay to Dune Road, a narrow barrier strip carrying some of the most exposed and most valuable oceanfront on Long Island. The distinction between the two is the whole market: village houses on quiet lanes within walking distance of the shops, and beach houses on the dune with the Atlantic in front and the bay behind. Being the first village east makes it roughly forty minutes closer than East Hampton, which for a weekend household is the difference between leaving on Friday afternoon and leaving on Friday evening.

Rates are levied per $1,000 of full market value and shown here against the Westhampton Beach school district. This figure does not include special districts (fire, water, library, sanitation, ambulance); STAR, veterans, senior and other exemptions; the Incorporated Village of Westhampton Beach levies its own tax on top of this, and every address in the village is inside it — so this figure understates every parcel there, though not the unincorporated parts of the district such as Remsenburg, Speonk and Quiogue. We pull the actual bill for any specific parcel before you go to contract.

- Grievance Day falls in May
- In Suffolk the filing period runs from May 1 to the third Tuesday in May, which is Tuesday, May 18, 2027. The grievance is filed with the assessor in your own town rather than with the county, and the date does not move. Filing costs nothing, and the case is made with what comparable houses actually sold for.
Filing dates are set by statute and computed from the rule rather than quoted from a past year. Confirm the current date with the assessor before you rely on it.

Getting to Westhampton Beach
- LIRR
- Westhampton is on the Montauk Branch, and the honest position is that the train is a fallback rather than a commute: roughly two and a half hours to Penn Station with a change, and a sparse timetable outside the summer. The Hampton Jitney and the seasonal ferry services carry more of this traffic than the railway does.
- By Car
- Sunrise Highway runs to the village, and being the first Hamptons village east is the practical advantage: roughly ninety minutes to Midtown off-peak, and materially better than East Hampton on a summer Friday because the worst of the Route 27 bottleneck lies further east. Gabreski Airport is minutes away.
