The Marketing Portfolio

See how a property becomes a position

Two complete campaign systems, each showing how the buyer is identified, the argument established, and that position carried through to launch. Concept work is identified as concept work.

Property marketing demonstrations

A campaign should make the right buyer feel the property before they visit it.

These concepts show the thinking, preparation, creative direction, and diligence behind a fully considered introduction. They are demonstrations — not properties being offered.

South Shore, Long Island

A South Shore Waterfront Estate

A complete campaign for a private waterfront residence where the real value lies in the relationship between the house, the shoreline, and everyday life on the bay.

The residence at blue hour seen from the garden terrace: the glazed south face lit warm from within, the upper floor set back above it, birch and grasses in the foreground, and the city low beyond

Manhattan, New York

A Manhattan Penthouse Above the City

A campaign for a singular penthouse where architecture, planted outdoor space, building quality, and the experience of privacy in the city must be understood together.

Most brokerages describe their marketing in adjectives. This is the specification instead — ten things a campaign for a significant residence has to contain, and what each one is for. A seller is entitled to see it before signing anything.

  1. The property narrative

Before a photograph is taken, the residence is written — what it is, who built it, what living in it is actually like. Everything downstream is an expression of that document, which is why it comes first.

  2. Editorial photography, with documented rights

Commissioned to an architectural standard rather than a listing standard, shot to the season and the light. Rights are secured in writing and recorded, so the images remain usable wherever the campaign takes them.

  3. A film treatment

Not a walkthrough. A treatment written for the property, then produced — because at this level a buyer often commits to a residence before standing in it.

  4. Floor plans and measured drawings

Drawn to be read, not merely filed. Serious buyers and their architects begin here, and a poor plan costs more showings than a poor photograph.

  5. A printed brochure

Produced as an object, and produced in a quantity that matches the strategy. It is the thing that stays on the table after the visit.

  6. A seller-facing campaign timeline

What happens in which week, who does it, and what you will have seen by then. Agreed before launch, so the campaign is measurable against something other than hope.

  7. Print, social, email, broker, and international creative

Each channel gets work made for it rather than a crop of the same image. The international presentation in particular is built for buyers reading it in another market and another currency.

  8. Neighborhood and lifestyle presentation

A buyer at this level is choosing a life as much as a floor plan — the water, the schools, the board, the commute, the season. We research it and present it rather than assume it.

  9. The showing experience

How a viewing is arranged, who is present, what is said, and what is deliberately not. Privacy requirements are designed in, not accommodated afterward.

  10. A diligence excerpt

The documentation a serious buyer will ask for — assembled in advance, and offered before it is requested. Very few campaigns do this, and it is the single clearest signal that a property is properly represented.
